High in the McCullough Range on the southern edge of Henderson, Ascaya has become the valley’s showcase for desert-modern architecture. Built around the view
Ascaya’s homesites are graded into the natural contours of the mountain, and architecture is reviewed by the community before construction. The result is a neighborhood with a consistent design language: clean lines, expansive glass, natural stone and indoor-outdoor living spaces positioned to capture the view. Many homes feature rooftop decks, infinity pools and walls of glass that slide away entirely.
Three ways to buy in
According to Ascaya’s own sales materials, buyers can choose from three offerings:
- Estate homesites, from about $1 million, for buyers who want to build a fully custom home with their own architect.
- The Canyon Residences, from about $2.9 million, for a newer, lower-maintenance luxury home.
- Desert Design Study Homes, from about $11.6 million, signature architect-designed estates.
Completed custom estates on premium lots can trade well above that. Building a custom home here is a longer process, typically well over a year from design approval to move-in, so buyers should plan with an experienced architect and builder.
Resort-style amenities
Residents have access to a private clubhouse with dining and fitness facilities, movement studios, a zero-edge pool with lap lanes and private cabanas, tennis and pickleball courts, a family park and miles of maintained trails. The protected desert of the Sloan Canyon National Conservation Area is nearby.
Who Ascaya suits
Ascaya appeals to buyers who value contemporary architecture, want a view that no one can build in front of, and prefer Henderson’s quieter setting with quick access to the 215 Beltway, the airport and the Strip. It is especially popular with buyers relocating from Southern California who want a modern home at a lower price per square foot than coastal markets.
